In signing this Lease, Tenant agrees that Tenant has examined the Premises and certifies that it has not observed any pests in the Premises

As far as talking with several realtors at once, there's absolutely nothing wrong with it provided you let them know and don't have a signed contract with one specific agent. 

He's on a month to month lease and since i have taken over the house he has not signed a new lease with me.   

I'm also beginning to take a lot of notes on building systems for each stage of process - selecting/assessing, financing, fixing/renovating, managing, etc.

I already have a sales contract signed with a builder to build a duplex.

I didn't know if there was a form, similar to an estoppel signed by both parties, we could have completed related to any damages the current owner sees that were not there when the tenant moved in. 

Meanwhile we have seen inflation year over year and property values have historically always retuned to the long term trend line (which we broke in 2004 and 2005 and went way above - your first sign of a bubble).

The tenant is willing to sign a 5 year lease, with the monthly rent at about $1,300 per month.
