Most lenders require that a combination of the guaranty entitlement and any cash down payment must equal at least 25 percent of the reasonable value or sales price of the property, whichever is less.

Do you have the money to have an electrician rewire the house to modern standards maybe 3000 to $5000 cash, maybe more- maybe you could ask  if they could do it on a credit card--I don't know?

I've done the numbers and they don't work as a flip nor do they work for someone to buy cash and rent it out.

We managed to rent it for above the price of the mortgage, so it is cash flowing.

Planning to use HELOC to buy cash for a property.

Yeah, I think 140 stuck because I actually got my VA COE last year when I was considering moving and wanted to free up some dp cash for investments.

More common is they save it and then don't raise fees.
