There is no variations or rate risk since it’s “fixed,” however the downside is on day 1 when you get that 30% LTV loan you’ll be accruing interest.So at the end of the day familiarize your self with both payments from hypthetical scenarios with that HELOC at different rates 7-12% just in case that eventuality comes to pass or go the fixed route for peace of mind but know the pros and cons of each.Good Luck on your game plan.

The ones I know self managing deal with it daily so they can adjust their prices to lower their vacancy rates.Good news is it sounds like you have the infrastructure and location in place for STRs, so the risk is low to go that route.

If you are doing a DSCR loan though, you will not have to worry about income (you should look into this route).

I sell my properties owner finance and has tremendous benefits to the seller I have a call scheduled with him tomorrow and that seems like that route I am going to be trying to shoot for.
