Hi BP,I own 2 rental properties in Baltimore MD and i am first having trouble deciding on whether to place them in an LLC or not (I plan to slowly scale and house hack a new property once a year).

Hi all - My business partner have owned our first duplex rental property for about 4 years now.

Property was a short-sale with quick renovations to rental potential.

Is this a Single Family Rental or an actual commercial real estate property (office, retail etc.)? 

I have a few rentals on the lower end of the spectrum that to me, have more of a liability issue.

I'm in the market to purchase a short-term rental in Saint George Utah but the market there (perhaps like many places) feels very overpriced. 

The Poconos Association of Vacation Rental Owners put out an impact study that talks about the big picture which is good.  30 million visitors coming each year, nice things to do, mix of resorts and outdoor destinations that are not overcrowded, a pleasant place to drive to. 

My wife and I are passionate about real estate and looking to purchase our first long-term rental property (small multi-family).

I did a bit of research and wondering if the current interest rates, high real estate prices, and weak 12-14 week rental period make it a bad investment.

Hey @Noah Yashinsky, South Florida is more of an appreciating market rather than a cash flow market for long-term rentals.
