Give up a bit of projected return for an established operator.  

As far as estimating goes I would look up furnished finders report to give some insight, combining that with other places like Zillow and other long term sites. 

Run the numbers, but if the 1960s home hasn't been maintained, you may have some expensive repairs coming up.
