Aaron mentioned RUBS (Ratio Utility Billing) but in Massachusetts there are specific laws regarding what and how you have to follow to be allowed to bill for utilities.I would pass it by the lawyer but you can reference Statute or law 410.354 and 105 CMR 410 Public Health.

If you market a property to the public without listing it, your broker will not look favorably on that and you may violate state reg's.Any licensed agent that is involved in wholesaling, flipping, etc. should be doing so with their broker's knowledge and agreement - that way there are no surprises.

Compared to leveraged real estate, this will of course be likely to underperform, especially if you can bring economies to the investment like managing the property yourself, etc.With regards to overall return, I believe that the 401(k) can no longer be looked at in isolation within a few unattractive (by our standards) publicly available funds.

Another issue is under legal and ethical requirements of an agent to fully inform the client, it's rather hard to tell your client or the public that the property is worth $200,000, but you'll buy it at $150,000!
