TLDR: Lesson Learned: If you are buying a property to house hack and the unit you intend to move into is occupied with tenants and collecting rent after closing, then for tax purposes, it will be considered a short term rental.

If you have a 401k or IRA or some type of reserve besides the cash that can be used for reserve purposes and an UW will accept these funds.You have a lot of options and just make sure that have done all the homework.

The main purpose behind an LLC is to separate assets to limit liability (hence the name).

If so, then the treatment for Federal purposes is relatively straight forward.

Check with BECU or Numerica Credit Union - both have been great to local colleagues for that purpose.

You don't want promote too small on the back end for a syndicator or they simply will not be motivated to grow much equity upside on the deal when everyone else gets the lions share and they are left with the crumbs.

Has anyone heard of a newly released IRS rule that requires you to file with a professional if you want to use rental income in your DTI for new loan qualification purposes?
