Hopefully your seller feels the same way so that you can come to a solution that suits everybody's needs.On a separate note, from one investor to another I have to tell you that when I see people ask about hypothetical doomsday scenarios that are as likely as being stuck by lightning, it indicates to me that you have a certain degree of fear and hesitation about this business.

My fear with Indianapolis is that exceptional stability might mean that $750/month today might be $750/month in 15 years without much appreciation but with the eroding factors of inflation & capex.

The new person wants to be added to the deed...I told my friend he can not be added without both co-owners agreeing and getting it notarized and recorded...I hope I am right and of course he should consult an attorney but I fear there will be some shenanigans pulled to get the new guy on the deed yikes !

Cash has been more attractive because gold has carrying costs and seen as inflation insurance so the value goes down unless there's fear of inflation.
