A good lender will see around this - and also a long-term master lease from an LLC is likely to make less to qualify (and most lenders will underwrite to long-term market rent which would be likely lower, thus, making this not beneficial). 

They day we hired a good bookkeeper is the day our business took off to the next level since I could work on my W2 job and look for deals, do rehabs, etc instead of slamming my head into a brick wall trying to master double entry bookkeeping and having our accountant yell at us for not having it 100% balanced.

We removed carpet to refinish floors, moved 3 walls, added a split HVAC unit, and finished the attic to add a master bedroom and bath.

We just got some properties under a master lease option.

We live in the master and rent out the 3 spare bedrooms.

We have a small Master Mind group we try and meet monthly and are always looking for more people!

I've seen many master planned communities from start to finish hence my interest of becoming a home builder along side my father.How did you find this deal and how did you negotiate it?
