The only issue is based on my research once I pay off most of my debts and save up some money I'm not sure where to start.Since I'm not able to save up $10K plus to buy a rental I am looking at for alternative investment strategies to help build up my initial investment (ideally $30K-$40K).

Ralph, you might have been able to negotiate the percentage that Vacasa take for rental proceeds (typically between 20-35%) , but you were not able to negotiate what they call "guest facing fees" which is what they charge your renters, such as dog fees, pool/hot tub fees, guest house fees, booking fees, insurance, cleaning fees, etc...

Some of the larger Puget Sound cities (notably Seattle and Bellevue) also require this kind of environmental mitigation for large high-rise urban developments, even if the actual habitat was destroyed 100 years ago.
