I am looking to get into commercial multi-family and I have been asked for an executive summary.

Now the agent advertises it as a "bank approved short sale".

LOL Okay that wa a joke.....But you de need to check if that name has been used and if so to what degree do the others using that name own it.  

It is listed as a triplex and the property is zoned multi-family.

Hi @Amanda T.So, first, additional rent is typically charged in multi-tenant buildings with common areas, and each tenant pays their pro rata share of the costs of taxes, insurance and common area costs depending on their floor area.

That being said I plan to get my degree anyway because the starting salary will be a good foundation to start investing in real estate.

How do you actually "qualify" those buyers you speak of because I have a property under contract, advertised it on CL last night, and now have multiple buyers asking for the address first thing?

She is looking for a large out of state (from California) multi-family deal that has both appreciation and cash flow potential.

We are going to purchase multi-family properties but we are waiting until the house is sold.
