I am all about a good spread sheet on excel but with things expanding I am thinking I may need a little bit more.

My though is this especially when you are smaller, focus on the deal and the spreads.  

Get all over social media and spread the word that your hungry and looking to purchase a property if someone is about ready to retire and move to Florida.

And when you subtract the balance owed that's still a nice spread.
