Good afternoon - Kansas City is a strong market and you can get very good returns. 

We locked in a house at $559k in Nov 2020, and were told it would be finished late spring to early summer.

They have been great tenants for the last 3 years, occasionally they’d be late but would always come up with the rent and tack on a late payment without being asked.

I worked with Homeless folks since the late 60s  there is no question that the vast majority its a lifestyle they choose and embrace.Just think of the Hobo'  pre curser to homelses

Awesome, that can be incorporated, and the appraisal report is turned in, at $600k, 11 days after they first reached out to the Realtors on the $475k transaction, but that happens to be 3 days late.

Personally I’d waive the eviction to get back rent and then as soon as they are late again evict them.  

. $350 on $1,000 might be tolerable depending on what has happens to your market lately. $350 on $700 would be pretty darn intolerable for many.
