The first house i bought is now my rental instead of the one i inherited which i was renting out for the last 4 years.Long term Goals are to acquire more properties over time, currently my short term goal is to upgrade to a nicer house to live in.My realtor swears up and down not to sell it and to refinance the one im in, as well as my lender, but 259k in interest going from it being paid off in 4 years to 1600 a month for another 30 years is a hard pill to swallow, even though technically the tenants would be paying it off but at the same time i lose allot of profit.

I agree with a lot of the advice above, but it is important to develop a professional relationship that lasts so the mutual benefits can continue.

I made 120k in equity last year with the sale of the houses but because of how stupidly our business was set up, Our tax guy suggested my partners give me most of my equity as a gift because we didn't want to get taxed on it twice.

Hello everyone, I bought an investment property (duplex) in Cleveland in October of last year and I am planning to transfer it to LLC owned by myself.

We had a tenant recently who wanted to be paid back per diem the remaining days of the month that they paid for and it was too "nitty gritty" for me since we don't rent anyway "per day" and it felt like they were trying to get every last bit of $$ out of us at the end so not a nice feeling.

I would use that as a last resort.

How have you pivoted over the last 6-24 months?

I am wary of regional banks after the issue last year where quite a few had to be bailed out in order for people to withdraw their funds.
