I don't know that you wouldn't be better off buying quads getting 30 year money on them for a good interest rate.The benefit for larger properties 5 + really starts happening in the mid double digits in units for scale.If the broker is spending time with you then you should commit to that broker.

And you wouldn't need a commercial loan, you'd need a residential loan (so they're just wrong there, I think) but if it were an investor loan , i.e. non-owner-occ, then yes you'd need that larger downpayment so that's probably what they're thinking of.

The larger landlords have a lot less movement possibility (often times a take it or leave it) versus the small town landlord.

We would prefer to keep these properties as they have excellent cash flow.Some have suggested to take out a loan, however this is troubling to me as we dont need the $$. 1031 exchange is an option, but finding another property is a problem.Does anyone know a good attorney/tax advisor in PA that has experience with large real estate holdings?

Buyers want to lock in new 10 year debt and seller want to realize the gain and 1031 into something else that has value again or just go to a larger size property with the same returns.At this point you could buy something all cash but at 300k it will be mom and pop and require your full attention all the time for value add to turn around.

Having contacts with these guys is great but your not actually providing those services only being the connection to them so I would assume your going to need to take a smaller equity position then we normally do or put up a larger amount of capital then we do to get the same equity split.
