Would I be able to get these funds in time before escrow closes if I did have a property under contract?

In your experience, what is the most outstanding feature that makes up great accounting services and makes the operation process most effective and pleasant for everyone involved? 

Very few banks will do HELOCs on investment property (although I know of ones), to take a 2nd lien position on a seller carry play...I would be pleasantly surprised if a bank did that.
