I've started keeping a log book of my interactions with tenants, the repairs I'm doing, etc., in case I ever have to go to court, so I'll just note it in there.

Moreover, it would likely indicate to them that we do a better job than them, which if you've ever interacted with the type of person that pro-actively decides to flip hands on as opposed to being a passive investor, would not be a good business decision on our part if we want to continue to receive their business.
