This would either be living in a home that you can rehab as you live there (preferably for 2 years for the home gain exclusion so you never have to pay tax on the gain up to $250k or $500k if filing joint taxes) OR buying a multi-unit property and living in one of the units and renting the other ones (you can get conventional residential financing up to 4 units). 

I'd prefer a duplex/multi but it seems more realistic to focus on SFH with roommates at my price point ($400k+/-).

What kind of advice would you offer to a young individual still in college, that wants to enter the real estate game?

Also, much of the younger generation prefers to rent as opposed to buying.

Preferably, one that specializes in real estate. 

I know there are multiple ways to get money for a project but I prefer traditional to get started
