We are also strong advocates for sub-metering of utilities - particularly water & sewer - in those places we operate where it is not presently permitted.It seems we've had this dance before - in an earlier discussion about the cost effectiveness of photovoltaic panels on a rental property, you were emphatic that I was incorrect in stating my local electrical utility would not purchase surplus electricity generated by a customer despite my posting a link to their website where the policy and practice were clearly stated.

Again, I am not a lawyer and this is my possibly incorrect interpretation: If you rent to them, and let them prepay, it can't say anything about it in the lease.

But, they will have a lot to lose, if they have any legal problems in the US, so it would be rare for you to have any problems.Plus, the upside to Canadians, if I may be politically incorrect for a moment, is that the system of renting from landlords in the two countries is very similar.

This can happen if you have tenants who move in from other countries with bedbug issues, or who have been doing a lot of traveling.To be honest, but perhaps politically incorrect - the only times we had problems with bedbugs was when we rented to Indians who had friends and relatives visiting from India.

I judged all first year law students who were planning to get married in their first semester exactly the same way :-)I also avoided newly divorced people like the plague.And since I can be politically incorrect here, as well as point out there is a valid legal reason to deny them, I stand by my advice.We also know that refusing to rent to someone who is multi-generational with the maximum amount of people and children - because of the number of people and children - is not legal.
