@Richard Justin Implementing a good property management software is a great move and will save you tons of time and most software is easier to use, and far better for property management, than Quickbooks too. 

The specialty firms referenced in above posts would be the best choice, since they also offer transaction funding (that by-passes a lot of problems) and have experience and implement best practices (like correct two-policy title insurance, proper contracts, disclosures, etc.)
