The game changer with this loan is you can bundle in the mortgage AND renovation costs into one.  

It's all about mindset and if you just bundle "getting that first deal" into one massive step, it will seem like an insurmountable task to even "get started."

Time will tell of course (it's a new build so no possibility of rental history), but there is definitely demand for large properties that can host big groups.

Exceeding a 10% ROI is achievable...besides obvious factors deciding to hold heavy on reserves, being conservative on occupancy and a host of other smart moves may drive ROI lower but help prevent ‘oh snap’ moments.
