I feel like I had gotten my team set-up, a young aggressive real estate agent who owns rental properties himself and buys foreclosures and repo's himself, a solid lender, cpa/book keeper. 

If the numbers are checking out, the foundation still seems sound, electrical, and plumbing has hopefully been updated, roof, gutter mechanicals all looking pretty solid, you are doing fairly well.I also take the stance that, if a property has been there over a 100 years and is still standing, you know you have a solid house.  

There are many billionaires who are actively looking for opportunities to invest in and mentor entrepreneurs with great ideas, great concepts and or a solid business with growth potential.

It sounds like you've got a solid foundation with your background in real estate.

And hell, don't be turned off by the simple SFH in a solid location.
