Hi All,I am somewhat new to BiggerPockets.com and as I've been learning more about investing and learning different strategies and techniques, one question that constantly comes up is: How can I do all of this while I am still in school (last year of college), and while working part time in order to support myself as I begin this exciting journey.

I am using old school spread sheets and I am out growing that fast.

We’ve bought several homes over the years, none of which were done through the eyes of an investor but through the eyes of a family wanting a certain home in a certain school district.

Somewhere with great schools where you'll get good rents and appreciation.

Essentially the question in the title.I ask because I'm a college student looking to start investing in real estate heavily once I graduate.

I am located right between Peoria and Bloomington so I think either market would be good option or even a town like Eureka with a good school district and not much in the way of open rentals.  

I’m a younger guy (23), just graduated college with a bunch of debt.

Math was my worst subject in school, but now that I can see how it applies to real life, it's my favorite thing to do.

The house is in a great neighborhood about 5-7 minutes from town and is still in the best school district in town.

I have lived in Charlotte for 14 years so I know school districts, the different areas, age of certain areas, you know the stuff you should know when you've lived somewhere for 10+ years.
