I would be curious to see over the past few years how many guests are still "crushing it" because we are seeing a lot of investors who started post 2018 needing rescue funding for deals which I can attest too was strictly lack of experience in understanding basic accounting, financing and real estate management.

@Griffin Sisk I learned the hard way investing with friends that to cover your bases be sure to make it official and have a formal partnership agreement with at least one or two well thought out exit strategies in the event something goes wrong or someone needs to exit the investment.

I am still active duty with a few years left, we are developing our investment strategy now (LTR, STR, Notes, Liens). 

I noticed that the wear and tear for these MTRs are pretty similar to long-term rentals, especially with larger families.

We are struggling with finding strong and motivated equity partners.
