When communicating with sellers, it is a good ethical practice to at least disclose that you are going to be marketing the property.

at the end of the day.. it comes down to your moral and ethical compass.if your comfortable telling someone your the buyer when in fact your not.. then I guess that's your call.although I believe the way wholesaling is taught that practice is not legal without being licensed..

Dual agency is not always a bad thing, but outright telling you a buyers agent is pointless is bordering on an ethical violation.

J Scott, I would contemplate either just referring them to the vacancy owner, expecting to benefit when we buy, or, possibly managing just the placement on the owner's behalf, again, expecting to benefit at close.I should add that the seller is literally a little old lady who just wants out and I'm pretty sure would let me do anything ethical that I wanted to.
