If the restaurant cannot get the type they want then it affects their sales projections and what they could pay in rent for the property if they still went ahead.Buyer has to spend money for zoning,engineering,attorney fees etc. so it is not like they have no money into it.

In other words, to max out the sales price do you need to have solar panels, showers with the shower heads coming from the ceiling and from the wall, granite counters, engineered wood floors, etc.
