I've researched a handful of sites and companies that advertise motivated seller leads services, but they either seem like scams or they cater to more established and experienced investors.

Hello, everyone, I’m a 17-year-old who will be graduating this year and will  become a Real Estate Agent and slowly become a broker but I would like some advice on how to start and tips on things I might encounter 

So far, that is what I have encountered, and I do not have one. 

Yeah, shows what a scam the whole credit rating thing is.

Is this real....has anyone encountered such a thing...what is my recourse?

Poor decision to listen to my financial advisor who also got scammed. 

First time I encountered this situation (or even heard of it) but I'm a new investor so I'm glad we could verify this was standard practice.

This means that land loans are a riskier transaction for lenders, which results in higher down payments and interest rates than a typical home loan.As for the mortgage insurance, variable interest rate, and 25% down, I'd definitely shop around and see if that is something that is common for you area as I have yet to encounter or hear about such a thing.

Not so much about the property but what things do you look out for in their contracts or any fine print stuff that I should pay attention to.Worried that I might get scammed in someway that I don't know about.Thanks everyone,- Gerald
