Get rich slowly; don't chase unrealistic goals and always cover the downside.  

However, this techniques has downside, especially in CA where tax assessor will re-assess uncle's share at 50% of FMV. 

Said another way, we find that most turnkey providers are selling houses at or above retail prices, which leaves the investor with no downside protection.  

I guess that's the downside offsetting the relatively lower hassle and risk.

Also, ask them about downside to investing in property or turnkey in general.  

The downside is you will need to live there, for a minimum of one year (to satisfy FHA Requirements); AND because you closed personally, you will not have Asset Protection, in the form of closing in the name of a LLC.

The downside is rental yields might be lower and cash-flow might be negative.

On the flip side of being cash heavy is you might not get the best turns on cash, be more stable and absorb some downside with some more flexibility durning market changes.

The downside is that you tie up a lot of money for an entire year.

The downside is that they take large amount of capital to acquire and often hold.
