I'm a big believer in not reinventing the wheel; I know that somewhere, somebody has already done exactly what I want to do. I am, therefore, so glad I found this site! Now, I'd love to take advantage of the collective experience and expertise! So please, impart your wisdom and let me know what's the one mistake you made that you've never made again? Or what do you wish you had done earlier in your real estate career? What's that one piece of advice you wish you had, when you started! Thanks so much for your time! I am eager to learn all I can!

    "learn to roll with the punches!" 

    With that I mean to not be completely stuck on one scenario and one scenario only. In real estate investing things will happen beyond your control and if you're not able to bend sometimes to adjust , you'll break.

    Maybe you can't sell. You can either stick to whatever you had planned and maybe get yourself into hot water by holding longer than you can afford or you can be open to moving in temporarily or to rent it or to lease/option.
