Let's be real here, there's no doubt that investor/agents or teams that work like you describe take the best deals for themselves.

I doubt you provided security monitoring services, all you promised to do to provide a home and the tenant has the custodial responsibly of not letting  it catch on fireAnd of course it was arson.  

They cite there is no reason to withhold the deposit.I do believe in this tenant's care of the property (I visited a few months ago when we were doing general repairs), and I don't doubt that I will give them all their security deposit back.
