It was interesting because there was a piano in the basement and some other random junk, but other then that the house was pretty clean.We decided to place an offer on the spot and I made a point to add that we would be more then happy to take care of any remaining items that the owner didn't want to be burdened with.

After looking at what might be in the upwards of $30,000 to update the house and paying HOA fees of $175 per month we decided that the best thing for us both was to donate the property to charity.

I will admit that I have my contractor do all of my walk troughs prior to purchase and he does the work to follow - the contractor I use is my father and he charges much more than what others might, but I know it is done correctly.With that said, it is best to have the inspector and contractor separate - two sets of eyes is well worth $300 and the contractor may not see items the inspector does and vice versa.

(ours was, and most costs were reimbursed, after some PITA) *I later heard a flipper tell me their brand new roof on a sold flip leaked during the same storm, and they reimbursed the buyers - so I didn’t feel as bad :-/ *Delayed Xmas Flight I was supposed to fly to Phoenix to visit family the day before Xmas eve, but due to coordinating the final rehab, city inspections, furniture & personal items moving, and tenant re-move-in (touchy subject), I had to arrive on Xmas eve instead.
