For full and complete disclosure/transparency, I do work for Avail, so I'm limited in what I can say here as I don't want to be seen as self-promoting via the thread; having said that, I did want to provide information on what our screening entails - you can request that an app includes credit score, credit history, eviction history, nationwide criminal background check, and nationwide sex-offender check; this is in addition to the basics that are requested of the renter profile (ie. income - 2 most recent paystubs / proof of employment, a bit about their employment history, and reference checks from their prior landlord).

You will have insurance requirements, disclosures, must understand how to read a preliminary title report, do your own comps or read an appraisal, and specify your written requirements as a lender to escrow, title, or your closing attorney (as customary in your state) to protect your interests.None of this is even remotely difficult to learn, but it is a process and can be intimidating for the first few loans.

Hi Jake - Disclosure, I am not a lawyer, and suggest you research this yourself.This should need be taken as legal advice.I’ve worked with quite a few RE owners, and if you are the sole owner of the LLC I find legal zoom to be useless.

Even if you applied with a good lender today, they are required to issue a Closing Disclosure and have you sign it 3 business days before your closing.

Full disclosure - I’m not a lender, or cpa, or any of that financial type stuff; but here’s what I’ve learned through many conversations with probably around 10 different lenders… To qualify for a 10% second home loan your DTI ratio will come into play.
