It may be a really good deal financially given rental rates to just continue the 50/50 split as is.

However, I have a trustworthy and reputable private lender that is willing to fund my first few deals.

Costs have gone up a lot and with the higher interest rates, deals don't pencil unless you have higher down payment amounts. 

I have called several title companies and attorneys and none of them can lead me in the correct direction.

Or is it okay to just make them part of the ADU that the main unit does not have direct access to?
