There is a lot of debate here on that but in my area that is where most of the qualified leads come from so I really can't afford not to pay it. 

It is currently rented and is cashflow positive.Because it has appreciated and I have a good amount of equity in it, I'm debating my next steps.

Moreover, while it can be debated, your first property is not going to be a home run deal.

I personally wouldn't worry about the LLC to much, but that is a hotly debated topic and you just need to find your personal risk tolerance level.

With that minor correction both sides of the debate are right.You make some very rough estimates of costs based on your experience (which may be limited). 

There are different debates about that.As an agent, you'll have to pay for the licensing class, fingerprinting, state license cost, MLS access, Realtor board dues, business cards (some brokerages give you free ones to start), etc.

Now I am headed to Colorado, I will most likely hire a property manager or debating on whether to manage and place a tenant in it myself.
