My guess is your tenant has crossed the HOA and you will be paying the price.

I haven't seen anything higher for cash-out refinance deals. 65% at 3.8% is not so bad.One more option you have, if you find the next deal, is to approach these local banks and see if one of them will do a cross collateral loan for you.

I view accuracy based upon similar houses (year built, sqaure footage, and numbers of bed/baths), same area (same schools, similar surrounding area, not crossing major roads) and recent comps.

That commercial street is pretty long and borders a number of neighborhoods, but doesn't exactly have a lot of Multi-Family, but rather commercial developments. 

Don't let the words down payment cross your lips :)  Most leases with separate options to buy I do put the Optionee on the hook for like the first $150 of repair costs, not $2k.
