The final kicker was, as they were leaving, the original guy mentioned that he really liked the fireplace mantel because his 70 inch TV would fit up there very nicely....no shower, no central air but a big screen TV.I thought I had discouraged them enough when I told them that each would have to pay the screening fee to check credit/criminal history but I'll be darned if they didn't call back four days later saying they had the applications (I had to provide them several) all filled out. 

I require 3x the rent in verifiable income, no evictions, no criminal history, and no pending bankruptcies or foreclosures.

Its sure to be an adventure with criminal damage as it works its way to conclusion, especially as it will be removing some rough people's close relative and they are sure to take it quite personally.

Ida Grochowska you need to find a way to get your hands on the actual credit report from one of the 3 bureaus - Experian, Equifax, TransUnion - a criminal background check & sex offender registration and educate yourself on how to read each one.

Their behavior has to be criminal, or loud, etc.  

In my opinion 80% are criminals stealing tax payers dollars.

If that can be proven, the business owner and even his property manager could be prosecuted.

Our state has one with a $20/person fee to get criminal, credit (not the score, but the details and a "fitness score"), and they phone to verify income source.  

@Michelle I Massey this isnt Facebook.... yes, they can refuse to rent to you based on your criminal history.

He does have a stable job, pretty good credit, no criminal convictions (that I know of), and is generally a honorable person (as in I lent him money in the past and it was always paid back with interest).
