In a mobile home park or RV park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

If you have a restaurant/cooking exposure in the Mercantile or if there is higher risk of robbery, such as a Liquor store there will be less companies willing to write it. 

Sounds like too many cooks in the kitchen to me

It is on a busy section of state road, and directly across the road is an industrial facility and warehouse.  

Also, be glad that you don't have properties in Cook County, IL.

(Example, leasing to students who don't need much cooking space)
