There's an opportunity to upgrade the building (facade, common areas, convert first floor to a three bedroom from a two bedroom), which is why I included / attached two reports.

best way to do this is go to work for a commercial developer at ground level and get paid to learn  NOT pay to learn..or get your RE license go work for a commercial brokerage and learn how to do deals in the real world not in the make believe world of those that sell how to..the presenters as stated are professional speakers , generally at the set up meetings.. they are not investors and they probably showed you a nice picture of the wife and kids and pleasing pictures of why real estate its all based in MLM very well researched on how to convert to sales.

Converted basements to a second unit, then refinanced the duplexes with a conventional lender after renters were in place. 

I have two options convert into a SFH or repair as is .

Then in a year or so if you want to move in you simply convert it from investment to your new residence and the tax remains deferred.Part tax free - part tax deferred - all indefinitely. 

@Harry Maxtens  You would have to check with the zoning first, there may be a rule against converting it to a monthly rent situation.

The biggest job was converting part of the downstairs of a house into a separate unit. 

Does anyone have any experience converting a parking lot, in the 1500-2000 sq ft range, into a building?
