If I combine three into one LLC's sale, how do we report sales prices to each property?

We are going with Modern farmhouse, lots of white and black, clean and bright.

Combine the two and you can have additional cash on hand - an LLC (the qualified opportunity zone business) would invest in the real estate directly and the QOF would own a partnership interest in the LLC. 90% x 70% = 63% invested into real estate and more room for cash on hand earmarked for future improvements / development.

But a concrete block construction rental property shouldn’t cost more than $80/ft to build with some moderately nice and modern finishes.

I would see what is the price I would pay for both separately and combine that price and possibly go in a little lower.

I am willing to apprentice with a company, solo investor or any combination thereof.

Its a combination of art and science.

It's a more modern look, which is what people seem to want today.  

With the combined $6000 a month it might be possible, if their other debts are minimal.
