In fact in Texas colorado or cali 1% would be a wonderful deal on an investment property .there are several other formulas to gage a deal every investor should know .

Always start with high level calcs when evaluating a property and if it makes sense, go deeper into more detailed calcs. 

These areas range from Steamboat Springs Colorado, to 15 different areas in Texas.  

Title companies are highly regulated - "investor" and "client" really shouldn't be treated any differently by either a title co or an attorney.

However, independent of the painful schooling I've had being a long distance landlord (I refuse to hand it over to a prop man co), I've managed to turn the property around, literally doubled the rent from when i bought it, significantly improved the tenant base and have updated, renovated, and flushed out most of the poor workmanship the property has suffered over the years.

When establishing your core 4 ( agent / lender / contractor / mgmt co. ) how large of an area can they cover before their expertise becomes diluted?

IMHO he did not keep a professional manner and did not handle the issue in a customer friendly fashion......I am glad he refunded me at this point since I am not interested in rolling the dice on any more $1500+ programs but I was shocked to see that he did not care to better explain the reasoning behind the waiting time for setup VS the guarantee time limit ......or even try to level with me as a customer.

On my side I am also renting one of my extra bedrooms to a co-worker and I am looking for a second person to fill my other spare room.
