I'm 32, a software developer and my wife and I have 2 young children with a 3rd on the way. 

You also can't treat Residents like children (also sometimes we have to), there has to be some responsibility on their end and part of that is paying rent on the 1st, which is what most everyone does. 

I have tenants storing metal for sale, beat up in-door furniture, toys, bikes, a grill all around the ground of the property (front, side, backyard).

(For any age not just children 6 and under) As a precaution I would like to paint over the trim throughout the house with Encapsulant paint.

Or to not have upholstered furniture that traps odor.  

I'm curious how others would handle this situation.Two renters with multiple children were arrested for abusing a child.

The wife and I are not having children. 

I obviously would get my earnest money back, but we've been dropping cash on other things along the way (dock, furniture, etc) in order to be able to use this property as soon as we close. 

To be able to spend time with my wife whenever I want not only when I can. spending time with/teaching my kids, Serving my Church Whenever they needed it not just went it worked for my schedule, Also to ensure that if something were to happen to me it wouldn't create a burden on my wife and children to lose my active income3.

If they have children- just by going to the local school sites you should be able to print off free school year calendars too for events, school breaks, etc.
