Ironically, the high w2 earnings may be the ticket out as you will be more likely to get the loans on the investment properties with those great earnings and reserves.....two years may be  challenge to replace all your earnings but you could get started.

The rate will be a bit higher, but you can keep buying.I would agree with this statement however finding a residential portfolio lender especially at a fixed rate and an acceptable amortization table if buying for cash flow may prove challenging

Demo can be challenging (trying to get a dumpster in there), and sometimes you have to get creative on the floor plans, but if you plan it well, those row homes can really come out nice...
