Fun analysis!

It’s more fun when the auction is Full price that day, buying for $100k or better, and your bank is out of town.

I want to insulate it and put in some AC to make it a fun area/gym.- living room has plumbing for a wet bar so we have a PVC pipe sticking a foot out of the wall into nothing.

I'm making more on unemployment than I was dealing poker at the casino.

The fun part is looking through everything, its like a treasure hunt!

I would steer clear of the opportunity if you're looking for simple, quick money and you haven't navigated the process of rezoning before.As @Steve Morris said, demand is the huge factor and it will be difficult to assess demand on abutting res zoned land.That said, if you feel comfortable with the risk and have the capability, of course have fun!

It is a fun business if you treat it like a business and have set yourself up so you have a mindset that tells you that you will handle all problems with business logic and never allow a tenant to get you upset or emotional.
