Has anyone had any experience with lenders that will still do HELOCS for short times on deed or does that matter?

I have heard many of times on BP investors using hard money to do short term deals such as flipping or rehab/rent then sell.

So to recap, in my pretty house model, doing a wall to wall rehab, all floors, kitchen baths, walls will allow me to set a record on the rents, and when it comes time to advertise I attract the tenant with the higher credit/income and  I would like to add that in March I closed on a SFR in Embassy Hills Port Richey for $51,000 A 2/1/1, 1100 SF.   

I'm not an expert on the law but have been a part of the development of the short term housing ordinance in LA (from the perspective of someone who shares their home). 

We are needing a short term bridge loan to complete the transaction at closing.

It's supposedly the best building in the complex, and all-in-all fairly clean, attractive and safe.Situation:There are current tenants, a family who has been there 7 years who do not plan to leave (his elderly mother lives next door).

@Caroline Hires Just a thought, from an online marketing perspective, I googled "how to invest 100k" and didn't see any top-of-page advertisers - you might bid on that keyword (or similar), create a short landing page making the case for why investing in real estate with you is a good idea, and how to contact you to chat at the local Starbucks.

I am definitely a "do-er," and I was first attracted to REI through articles on flipping, thinking to do a live-in flip and do what work I could myself.  

Electricity is more expensive than gas and the savings in that make it more attractive to your tenants.
