My other suggestion is: don't Offer any more than that floor value, because otherwise you'd be in danger of letting emotional attachment interfere with sound business sense.The problem as I see it is that giving it a total rehab that aims to keep its character may well cost MORE than a new best-use build.

If you terminate with this lender the following could happen:- Longer delay in getting the FHA case number transferred - buyer can still be charged for the appraisal and now will have the additional costs of another appraisal- The outcome of the appraisal could still be attached to the property for 180 daysAll of this could cause a much bigger mess and further delay a closing and you will provide lose the buyer you have.

Generally to file a lien you either have to have a financial interest in the property - i.e. you provided labor and/or materials for the improvement of said property - or you have to have the approval of a court for attachment of equity to satisfy some other debt.

Present it as a win-win and you'll have a better chance.Another point, and I hope this isn't too callous, is that since you don't seem to have an emotional attachment to your grandfather's house (you're not writing about fond memories of him or how he wanted to keep it in the family but, rather your post reads to me like this is a great target of opportunity), perhaps let it go and find another property where the seller is more motivated to sell.

Of those 4 judgments, two are paying monthly, one owned property and I attached a lien to it, and one tenant I found out was in jail !
