I just had to provide list of equipment bathrooms parking  and hvac etc etc.. and pictures to back it up.land to building ratio  So I helped her through it and it worked out great for us.

I decided to give it a try and it is quite nice not to worry about utilities and tenant issues.

I would figure out the market of interest in those states and then on the micro level look at neighborhoods in the market.

Thinking of trying to market to a handful of homeowners that would like us to manage the STR for a % of revenue.

Talk to your insurance company - depending on your deductible and potential increase in future insurance you may or may not want to put in your own claim.I would also probably consider cutting my losses and getting rid of the tenant asap.

When you inspect and see that they're not maintaining, give them a written notice of violation with one week to clean and pass another inspection.
