Hi Steve- I used to work in the insurance industry and understand the confusion.

It is more of a pain but I understand DC is pretty tenant friendly also. 

@Anthony Derpran, Kiyosaki is great for understanding financial literacy and theory.

The general understanding throughout the industry is that 2 tax reporting years meets this qualified use rule.

It's best to work with a broker that has a great understanding of various underwriting guidelines. 

I want to further expand my knowledge because I dont understand much of real estate terms, taxes, and everything in between. 

@Brandon Smith my understanding of cash-out refi is they may not allow it if it’s been listed for sale in last 6-12 months, so check on that.

Commercial brokers understand that seller financing, either as a first lien on property the seller owns free and clear, or as a second or wrap, can be necessary to conclude a sale.

Also, make sure you read through and understand their warranty process.
