Hey all - new user (and longtime lurker) finally introducing myself.

Finally if you had an opportunity like this how you go about it? 

I have a client in Maryland who finally saw the light.. 

Blue Spot Home Loans - They said they'd consider, “future rental income” if you secure a lease agreement AND security deposit for rental of your existing condo prior to final loan approval for the condo you will be purchasing. 

I am in the final steps of moving my first multi unit property to a LLC from our names (me and wife).

It kept my overhead down low enough that I could pursue other entrepreneurial businesses I had in the works, AND I was able to leverage that investment several times over before finally selling it a few years ago.

Now it's the next Friday, I'm chasing the company down to get the final inspection on the rental done and request to talk to the manager to finalize the discount we're going to get.  

But I am stoked to say between all of your help as a community I finally closed a couple weeks ago on my first deal, a 4plex in Bakersfield.
