My wife finished her Nursing degree, I finished my fire science degree and away we went! 

By the way I understand many things could go wrong i just want to have resources to prove to my partner (my mother) that I know how navigate.

I live in Hawaii & recently acquired a 3 bedroom 1 1/2 bath townhouse from my mother's trust.

@Matthew Paul that’s interesting… I live in AA County and my mother in law has a few rental townhouses here too and she said she isn’t making profit off of them because the expenses are so high after the tenant moves out (replacing flooring, painting etc.).

Based on your experience, would you recommend holding out for a property that already has a built in mother-in-law suite that just needs some TLC instead of creating my own?

I have to thank my mother for pushing me to take this unexpected leap.

There are a few people on here that rent to traveling nurses, but it seems like I'm the only one that has working people as primary STR tenants. 

The program brings in homeless families - I think mostly single  mothers - and pays for their rent while they get on their feet.
