It’s fine to simply decline, even if you just want to avoid a more neighborly relationship with your tenant, but I’d see it as more of a neighborly ask on tenant’s part, not because you’re also the landlord.

I'd look at ground up deals if you have the funding you can build at almost 50% equity in Miami. we do deals in columbus and even the most aggressive deals and the cheapest land which is 25 times cheaper than urban land here compared to urban land there we can still only get to about 60% equity compared to here and that is based on a 12 story deal, if you go more vertical you get even better.

I would imagine they would get tired of you insisting on viewing that every week....

I'd start locally doing BRRRs, use your experience.

I'd recommend offering something such as being a bird-dog, or something with value.

I'd suggest the OP widen the aperture.

I'd find a lender that can do deals with brand new companies and do not require seasoning, if you choose to go that route.
